Sunnylea is a beautiful part of Etobicoke which has all of the amenitities of a large city, with the larger lots and greenspace more commonly found in the suburbs. The community, which is located just south of Bloor St. from Prince Edward Drive on the East to just west of Royal York Road on the west, is home to one of the best schools in the city, Sunnylea Junior School. One of the earliest schools in Toronto, this school excels in EQAO test scores and also contains a very reasonably priced daycare as part of the facility (sign up early as there is a long waiting list). The school's ammenitities are second to none. The neighbourhood has beautiful homes on wide lots. Mature trees and gently winding streets in this area are a pleasant change from the majority of properties in Toronto. On the eastern edge of Sunnylea is Park Lawn Cemetary.  This sprawling urban Cemetary has several park-like features and even a resident deer population. At it's northern edge are the upscale shops of the Kingsway. You get good housing stock in this area without the higher prices found just north of Bloor St. in the Kingsway South neighbourhood. 
The housing stock is a mix of tudor style homes, more modern ranch style dwellings, and some bungalows near the periphery of the area. The region has experienced one of the largest increases in home values in Etobiocoke, and bidding wars are common place for properties in this area. Many homes are being completely renovated and represent an investment opportunity for those with the fortitude and knowledge to do so.
The name Sunnylea originated in a naming competition for the school and it later developed into the name for the entire region surrounding the school (one of the oldest in the city). Geographically, the area is called Stonegate-Queensway, but most people separate Sunnylea from the rest of this area as the housing stock and pricing is significantly different. Sunnylea is a great area for families that value the convenience of living near the downtown core, but not so close that privacy, low noise levels, and larger lot sizes are compromised.






Sunnylea Junior School - One of the best schools in the city, this school boasts excellent teachers, a great playground, and outstanding EQAO scores. Highly recommended!
